Video: Advice For First-Time Home Buyers

COLUMBUS, Miss.(WCBI) – For many people, buying a home is the largest purchase they’ll ever make.

It is a big investment of time, money and resources.

But before the realtor turns over the keys, there is a lot of work to be done.

JTS and Company President Jeff Farnham says,”A lot of the 800 numbers and national companies talk about you can push a button and get a mortgage. It’s just not that easy.”

Farnham has been in the mortgage business twenty years. Along the way, he has worked with countless first-time home buyers and knows it can be a daunting process.

Jamie Perkins, who recently closed on her first home says, “There is a lingo. There is so much that you’re not going to understand. If it weren’t for my dad and close friends of the family then I would have been completely in the dark, very confused.”

Farnham says buyers should begin the process by looking at their personal finances.

“Coming and sitting down with us and letting us work through; income, credit, assets, what can you afford, what are your goals your plans and those kinds of things,” said Farnham.

He adds, “There’s two programs that we offer. The rural housing loans where you don’t have to put any money down. We also have our home ready program which only requires three percent down payment requirement from Fannie Mae, but we also offer that with a one percent option as well. So there are some things that we can do,” said Farnham.

Perkins has been living in her house for four months now.
